Frequently Asked Questions
Do these packages include land?
No — these are house-only packages. You’ll need to already own, or be in the process of purchasing, your block of land. Once you’ve secured your site, we’ll take care of everything else.
Our team will work with you to make sure the design you choose is the right fit for your block, including checking site conditions, orientation, and local requirements. This way, you get the clarity and simplicity of a fixed house package, combined with a home that’s genuinely suited to your property.
Can I make changes to the floor plans?
These packages are built on fixed floor plans, which is what allows us to offer fixed pricing and a faster, more streamlined build experience. By locking in the design, we can give you cost certainty and avoid the lengthy drafting and pricing phases that come with a fully custom build.
However, if you’re after something more tailored, that’s exactly what we’re known for. You can always choose to build through our custom home process, where every element of the floor plan is designed specifically for you.
Are these homes suitable for river facing blocks?
Yes. Our team will carry out a block assessment early in the process to check compatibility with your site’s slope, soil, and engineering requirements.
Because the fixed price is confirmed after site testing, any block-specific variations (like footing adjustments or retaining) are identified upfront. This ensures your fixed price contract reflects your block’s actual conditions — no surprises later. If for any reason a package isn’t suitable, we can explore custom design options that are tailored to your block.
Do I still get to choose colours and finishes with a fixed package?
Yes — absolutely. Even with our fixed price packages, you’ll still go through our Stannard Selections Process, just like our custom build clients.
You’ll have access to our full range of Stannard specifications, including colours, fixtures, fittings, and finishes — so your home still reflects your personal style.
Timber or steel framing is included in the fixed price, and all core inclusions are set out clearly in your brochure.
The only variations that may affect your price come from site-specific requirements, such as soil testing or engineering needs for your block. We’ll assess these early, so you know exactly where you stand before signing.
